Attention Owners — Effective January 1, 2026

The new monthly maintenance fee is $71.50 per month, approved by the Board of Directors at the November 17th Budget meeting. Owners on the HOA irrigation system have an additional $15.00/month well fee.

Payments are due the 1st of each month and late after the 7th. The HOA does not send invoices or late notices — owners are responsible for tracking their own payments.

Irrigation Information

Myers Irrigation has completed the update for sprinkler times for each pump. If you are on the association's pump and would like to know what time your sprinklers come on, email the HOA with your address and they will provide it to you.

Irrigation problems: Call Myers Irrigation at 321-837-3669. If the problem is with common area sprinklers, email the HOA. If the problem is with sprinkler heads on your property, you are responsible for the repair. You may choose any company — the HOA's company will give you a discount.

Owners on the HOA irrigation system pay an additional $15.00/month. The association is only responsible for the system up to the service valve.

Approved Mailbox

There is only one approved mailbox style allowed in the community. If you wish to change your mailbox to this approved style, no ARC approval is needed — it is already pre-approved. No other mailbox styles will be accepted or approved.

Maintenance Fee Payments

The HOA does not send invoices or late notices. It is the responsibility of each owner to track their payments and keep them current. When payments fall behind to the point where action is required, owners will receive a notice and be responsible for collection fees as stated in the governing documents.

Quarterly Board Meetings

At the legally noticed annual meeting on September 25, 2021, the membership voted by majority to change board meetings from monthly to quarterly. If board members determine an additional meeting is needed, notices will be posted on the community bulletin board at the pool entrance and on this website with the required advance notice per Florida Law.

Rules & Regulations Enforcement

Pinewood Village is operated under established rules and regulations. If you believe a neighbor is not complying, you may notify the Architectural Review Committee Chairperson. The association will enforce the published rules and regulations.
